7 Signs Your Parking Lot Needs Sealcoating

    Commercial asphalt gives you clear signals before it fails. The problem is most property managers don't know what to look for until deterioration is already expensive. Here are the seven signs that mean sealcoating should be scheduled soon.

    1. The Surface Has Gone Gray

    Fresh asphalt is nearly black. As it oxidizes from UV exposure and weather, it turns gray. A gray parking lot isn't just unattractive—it signals that the binder holding the aggregate together is breaking down. Sealcoating restores the black and, more importantly, stops the oxidation process.

    If your lot looks gray or light brown, it's overdue for sealcoating. The window for cost-effective treatment is still open, but it's narrowing.

    2. Small Cracks Are Appearing

    Hairline cracks along the surface are an early warning sign. At this stage, sealcoating with prior crack filling is the right response. The cracks haven't reached the base layer yet, so a surface treatment can still protect the pavement.

    Don't wait. Unsealed cracks allow water in. In Ohio, that water freezes, expands, and turns small cracks into large ones over a single winter.

    3. Water Soaks In Instead of Beading

    5. It's Been More Than 3 Years Since Last Service

    Even if your lot looks acceptable, commercial asphalt should be sealed every 2–3 years. If you don't have a maintenance record or the previous owner didn't maintain the lot, schedule an assessment. Three years of Ohio winters without sealcoating adds up to significant hidden damage that shows up fast once the surface layer fails.

    6. Line Striping Is Faded

    Faded lines are a sign the lot hasn't been maintained on schedule. Line paint wears at a similar rate to sealcoat protection. If lines are hard to see, it's a reliable indicator that the protective coating is also gone. When you sealcoat, plan for line striping at the same time—the sealcoat will cover existing lines and restriping is required regardless.

    Small potholes and depressions are the last sign before structural damage—and the last point where targeted repair plus sealcoating can extend the lot's life. At this stage, pothole patching before sealcoating is required. Without patching, sealcoating over potholes accelerates their growth by trapping water in the depression.
